Included Features
A list describing items that you receive with your home at the base price such as a specific cabinet, countertop or furnace. At Gateway you can personalize your home by choosing from a variety of colors and/or styles within the list of included features at no additional cost.
Easement
A right given to a third party to use a portion of your property for a certain purpose such as utilities or drainage.
Exterior Design or Elevation
The exterior look of a home including the roof lines, overhangs, windows, door and materials (such as brick or stone) used on that face of the exterior.
Framing
The construction of the skeleton or framework of a home. Typically consists of wood framing and includes interior, exterior, barring and non barring walls. Also includes basement walls and the roof frame or trusses.
Floor Plan or Plan
A drawing showing the layout of a home. It shows the size and shape of each room, as well as any optional configurations.
HOA (Homeowners Association)
In many new communities, an association of homeowners is formed. The Homeowners Association is responsible for enforcing the rules and regulations of the community, and also for the maintenance and upkeep of any common areas, including community centers, swimming pools, health club facilities and landscaping.
Home Site
Each new community is divided into individual lots, or home sites. The location or land that the home is constructed on
Home Site Premium
A premium paid for a special or unique home site that may be larger or in a more desirable location.
Homeowner Orientation
The Homeowner Orientation or Pre-Closing Walk-Through provides buyers with the opportunity to become acquainted with their new home prior to moving in. During the orientation you will be given the opportunity to inspect the home and create a punch list containing any defects you find that will be repaired by Gateway.
Option
A Gateway home comes with many of the most popular features found in new homes today. In addition, you are able to personalize your home to fit your unique lifestyle by purchasing additional options such as appliances, designer cabinets, countertops and floors, and a large variety of other features. This enables us to keep the price of the home low while ensuring that you only pay for the options that are truly important to you.

Phase
A group of home sites within a community. Most developers sell most or all the home sites within the current phase before offering sites in the next phase of the community. The benefit to the homebuyer is that construction activity is primarily focused in one area at a time. When you move in to your new home, the surrounding construction is completed faster. To release a new phase means that there is now a completely new selection of lots available to build on.
Warranty
A plan to fix or repair specific items of your home according to the warranty terms outlined in the warranty manual. Gateway offers a ten-year limited structural warranty and a one-year warranty for all other components of the home. |
